Report
The Meldpunt Goed Verhuurderschap (Good Landlord Reporting Center) is an accessible organization where tenants can submit all their concerns about their rental situation. This can be done free of charge and anonymously*. These reports are received within 48 hours of submission, and tenants will then receive advice or follow-up questions to clarify their report.
*Although it is possible to report anonymously, the Hotline cannot conduct an investigation without information.
Investigation
Using the information provided, the Reporting Center will investigate whether the landlord and/or letting agent has violated basic standards regarding the Good Landlord Act. This investigation may take several weeks, depending on the information. After the investigation, the tenant will receive the results and recommendations for further action.
If the investigation reveals no violation of a basic standard, but rather another complaint, such as excessive rent or maintenance deficiencies, the Reporting Center will provide information about a possible referral.
Enforcement
If the report is justified, the Reporting Center has the option to share its contents with the Municipality of Eindhoven, Enforcement and Supervision department via an enforcement request.
This request will be further processed by municipal staff, who will take action accordingly. They will issue the landlord and/or letting agent a warning, an administrative fine, or a rental permit suspension. The measure taken depends on the severity of the violation of the Good Landlord Practice standard and the frequency of reports.
The Municipality will inform the tenant further about this and keep him/her updated.
Referral
If the investigation reveals no violation of a basic standard, but rather another complaint, such as excessive rent or maintenance deficiencies, the Reporting Center will provide information about a possible referral.
The Helpdesk collaborates with (local) partners, including the Eindhoven Rental Team and the Legal Desk, as well as social legal aid organizations. A friendly referral (so that the information provided is shared) is available upon request.
Wat doen we niet?
The Eindhoven Good Rental Reporting Center is not authorized to record reports regarding the complaints listed below, but can refer you to regional or national support agencies regarding:
- Te hoge kale huurprijzen;
- Maintenance deficiencies in the living space and the repair of these maintenance deficiencies;
- Disputes with neighbors
- Complaints about public spaces and/or public order;
- Fraud, such as online scams.
